Description
The House, very comfortable and of high standard, very spacious (235m2 - 7 bedrooms on two floors, 3 bathrooms including one with bathtub, 3 toilets, on 1,750 m2 of wooded land with terrace at the front and back, air conditioning in the living rooms on the ground floor, a swing with rings and swings, parking in the garden for 2 vehicles.
The House was completely renovated in 2019 - all the bedding is new, the bathrooms, toilets, kitchen are new - all the equipment making up the House is new as is the interior decoration.
La Maison offers customers concerned about space, comfort and authenticity a warm atmosphere and small, refined details that invite conviviality and well-being (LCD flat screen TV, wifi access, heating for the winter (with reversible air conditioning in addition to radiators, fireplace, etc.).
For children – a dedicated bedroom in the attic (with wood paneling) and next to it a rest room with a sofa and a coffee table.

All bedding is new and very comfortable. All beds are equipped with light, warm duvets and pillows. All rooms are very quiet. The bedrooms are all equipped with storage space for your clothes (wall storage cupboard). Duvet covers, sheets, towels are provided and are of very high quality.

All bathrooms offer a walk-in shower – the one upstairs has a bathtub. They are refined in a very refined style of decoration. One of the bathrooms on the ground floor has a double sink and a storage cupboard. The second bathroom on the ground floor includes, in addition to the Italian shower, a toilet. All the toilets are suspended and finely decorated with ceramics. All the materials used are of quality, such as the lights offered in the bathrooms and toilets.
American kitchen with central island:
The American kitchen is structured around a central island and is very friendly and practical. You can cook while looking at the garden. Bar seats allow you to have meals on the go directly on the central island. The kitchen offers complete equipment: 2 electric induction hobs with 3 burners, two extractor hoods, an oven, a microwave, a dishwasher (in the central island) which is built-in, 1 double refrigerator (fridge part and freezer), coffee machine, teapot, toaster, blender, kitchen utensils. All kitchen equipment is new (plates – glasses – dishes – pans, etc.).
Dining room with American bar:
The dining room is opened by a French window onto the garden terrace and on the right side under the roof with two French windows. It is widely open to the kitchen with its American bar. The dining room table allows meals to be taken by 10 people seated (teak table 3 meters long by 1 meter wide). The dining room is located under the roof (no space on the 1st floor) which gives an impression of space (more than 6 meters under the ceiling).
Living room with its fireplace:
The living room is opened by three French doors onto a 15m2 roof terrace overlooking the dead end – due west. The living room with a large fireplace is located in continuity with the dining room (at a right angle). This space is warmly decorated and comfortable (2 3/4 seater sofas and 2/3 places), three coffee tables, numerous armchairs for playing cards or doing puzzles, etc.
Mezzanine on the 1st floor (TV area):
The mezzanine is equipped with a large LCD flat screen and wifi. Two small sofas allow you to comfortably enjoy either TV programs or a good book.
Children's corner – (1 bedroom in the attic and an adjoining room):
On the first floor, above the garage and under the attic, two rooms have been specially designed for children - they are a little out of the way and can play in the room adjoining the bedroom in complete peace and quiet for everyone. .
Wireless:
The House is equipped with Internet accessible by wifi (freebox). The access codes are attached to the email sending the rental contract.
Laundry room:
The laundry room is located next to the kitchen - it includes a wine rack - two washing machines/dryers laundry bins as well as a second refrigerator (if there are many of you to store and cool the bottles). You have a drying rack for drying laundry in the garden - three poles for hanging laundry are also available outside La Maison (on the left on the Pinède side).
Electric heating (for winter and spring)/Fireplace:
The kitchen and dining room have electric heating – as do the 3 bathrooms (electric towel dryers) – 6 bedrooms are also equipped with electric heating. Heating of La Maison can also be done by means of the large fireplace located in the living room.

Neighborhood
You are a few minutes walk from the beach (500 meters) which is accessible via the pine forest which is located to the left of La Maison (see the last photos below). Great walks on the pine forest parallel to the sea road - when you leave the house on the right and you go straight for miles.
The House is in the historic heart of Montalivet (700 meters from the market and 500 meters from the sea). Access to the sea is possible via a pine forest (only one road is to be crossed near the sea). The House is at the end of a dead end street at the edge of the pine forest and therefore without any traffic or noise, it is surrounded by pines and on the edge of a pine forest.
La Maison is the assurance of having a wonderful vacation…. It’s the comfort of being central in a totally preserved environment:
500 meters from the sea (exiting to the right of La Maison, access to the sea is possible through the pine forest – only the coastal road must be crossed)(see the photos in the “Aux Surroundings” section).
700 meters from the central street and the Montalivet market (you can go there on foot or by bike in the center where the cafes and restaurants are located).
one of the largest buildings in the historic center of Montalivet – House with two levels (which is rare) and a plot of land of 1,750 square meters (uncommon in the historic center). The House is built in the middle of the land – so there is sufficient space with other neighboring houses to maintain privacy.
At the end of a tree-lined (cul-de-sac) with no traffic (even during market hours), which allows children to play/ride bikes in the street (without any safety problems).
In a peaceful, wooded environment – next to a pine forest (in front and on the left side of the House) (there is no traffic or noise, you are in the middle of the pines).
Nearby the new Skateboard track for children and teenagers and the team sports area on the beach run by the CAP 33 association (during the summer) - whose activities are free as well as the pine forest (a large play area in which children build wooden cabins).

Reservation and seasonal rental conditions:
Reservation: The reservation is subject to written confirmation from the lessor and requires payment of a deposit of 30% of the amount of the seasonal rental by check or transfer (preferably by transfer, the RIB of which is communicated with the documents by email only).
Rental contract: Following written confirmation of the availability of the House, a copy of the seasonal rental contract will be sent to you by email and must be returned initialed and signed by the tenant with the requested documents, all with payment of the amount of the rental. 'deposit – (30% of the total).
Payment by transfer: We prefer check transfers, which are simpler and more environmentally friendly (you will need to indicate elements likely to identify you as part of the transfer (the name of the person appearing on the contract – the rental period) .
Deposit: €2,000 is requested with the reservation (if payment of the deposit is made by check, this check will be destroyed after the rental period except in the event of possible damage. If you prefer to pay this deposit by transfer, the reimbursement is made by transfer within a few days of your departure).
Balance: The rental balance must be paid one month before the arrival date.
Instructions and recommendations: A complete guide to the House will be communicated to you with your rental contract. This guide contains all the practical information – if you have any questions, do not hesitate to ask us before your arrival.
Tourist tax: The tourist tax depending on the number of adults (1.30 euros X the number of days of presence, children under 18 are exempt from the tourist tax). The amounts corresponding to the tourist tax are donated to the Vendays-Montalivet Town Hall.
Short-term stay - period outside the price list - periods unavailable: The House may be rented for a short period - the price applied must be requested and will be higher per night, hospitality costs and housekeeping being constant. An additional cleaning cost may be requested in addition to the price displayed if the House must also be cleaned before arrival (absence of rental for a long period before your arrival and need to open the house which is very tall). For periods not listed on the price list, you should request the price by email/SMS/tel. Please note, at the very bottom of the periods are the unavailable periods.
